Owners are reading about rising rents all across the country and eagerly await lease renewals to increase their profit and after the years of downturn it’s a welcome change. However we see tenants balking at rent increases and threatening to vacate the home if the increases are enforced. Reality is that if tenants calculated the cost of moving, utilities transfer, and time involved most tenants would be better off staying put even with an increase of $100 a month. Advance notice is nice and a prior good relationship will help.
Tenants leave because they 1) Don’t feel appreciated, 2) are dis-satisfied with the maintenance, 3) the price is too high, and 4) They don’t like the neighbors. Here in Atlanta its hard to control the neighbors. The maintenance is something we can help you with in a cost-effective manner. Sending your clients short emails or cards thanking them for on time payments, meeting a repairman etc. can go a long ways towards making them feel appreciated. Pricing is something you must take a close look at. Ask us to help determine what the right price is for your home. Each home is unique and the price should reflect that. We’re here to help if you’d like.
